I’m interested in swapping my townhouse in the UTC-La Jolla area of San Diego for a house in the Yalecrest area. The property is 1,368 sq ft, with an upstairs and downstairs and an attached single car garage, and its own separate and attached laundry room. It has two bedrooms upstairs both with cathedral ceilings, the master of which is really big and with a nice picture window with a seating bench. The 2nd bedroom is average size but also has its own en-suite bathroom and shower, and the advantage of having a roof deck attached. There’s a downstairs half-bathroom, which I love because when entertaining your guests don’t need to use the bathrooms attached to your bedrooms. The place was built in the 1980’s but we’ve updated it and it’s really modern inside, including the kitchen, and it has recessed lighting throughout.
The neighborhood has a walk-score of 77 (http://www.walkscore.com) which means it’s close to the post office, bookstore, coffee shops and groceries, and even the outdoor mall. At the same time it’s not too urban, and quite an upscale area with the La Jolla Hyatt and the Marriott both within a few blocks. We are very close to UCSD and you’ll find a mix of professors, students, young families and retirees. We have great neighbors, coincidentally all are PhD chemists, and so fairly typical of the area. The value of the property is down from a few years ago just like the Harvard-Yale. An identical townhouse in the next block previously sold for $530k but the “value” in today’s market is only $420k. Having said that, prices are on the rebound here, and so it is a good time to buy. I’ve attached a satellite picture of the area, and the property is in the lower right quadrant.
By the way, the weather here is among the best anywhere. We are only a couple of miles from the ocean, and so for the most part you can expect a mild maritime climate year round.
