I have a home that I can not seem to sell. So I have came up with a soultion. Maybe we can help one another. I had to move from this house last winter. All the water lines busted and someone stole the hot water heater. In the city of Livermore if there is an old bill owed a new person can not turn on the service in thier name until it is paid in full. I owe 1000.00 dollars.This is what I propose.You pay the old water bill off and go the first 6 months rent free.That is about 167.00 a month for 6 months. However it has to be paid up front.As for the repairs that need to be done in order to move into the house you fix it up and keep the recipts of the supplies, and those will go toward the rent in the 7th - 12th months. Any repairs and upgrades that you do to the house will pay your rent.I will try to summerize it a little better. This is just an example because I have no idea of the true costs of material and appliances.If you pay the water bill for 1000.00 and say it cost 100.00 for a used hot water heater and 50.00 for waterlines. That would be enough work to move into the house.Total= 1150.00 that would have you paid up the first 6 months, and 150.00 toward the 7th month. So you would only owe me recipts for 150.00 and 200.00 cash.As for deposits for utilitiesKU= 100.00 and they will break up the payments on your bill over a 3 month period.City of Livermore= In addition to the 1000.00 for my old bill it is 200.00 to turn on the water.Total for deposits is 300.00 but remember that the electric company will break the payment up over 3 months.I know this isnt the way most people rent homes but I am disabled and unable to pay this bill off myself or fix this place up.I am open to suggestions if you have any.This would be a one year lesse so I dont want anyone getting so far ahead in supplies and work to the home that it goes past the year mark.If you would like to buy this house on contract after the year is up that is a possiability also. I would like to find a handy person to keep this house alive. I am unable to live in it due to health issues of my own. And everything will be in the lesse to insure that you are legaly renting the home for the amount of months that you have paid for.If you would like to purchase this home out right I am asking only 17,000. for it. Here is a little more about the home. 2 or 3 bedroom (Dining room I used as a bedroom) 1 bath. Needs lots of TLC but nothing major. Great place to raise kids and a large garden spot. Living room 13x16 with a non functional fireplace, and a small coat closet. New roof installed in 2000. Great gas furnace. Attic the full length and width of the house. Storage only not finished. With pull down latter. Newly painted hallways and Living room. Tongue and groove hardwood floors throughout whole house. Except for 3rd bedroom. 2 outside storage buildings. Lot 100x115 foot. Great place for a garden area in back yard. What needs to be fixed? Some ceiling tiles have fallen in 2nd bedroom. Some waterlines have busted, I dont know how many. Needs a new hot water heater. One maybe two windows were broken by vandals. Floors in kitchen and bath need to be leveled. I was raised in this home. It is a good place to grow up. I raised my oldest there and the schools are very advanced for a small county. I am forced to sell due to health reasons I can no longer climb stairs. And the home is on a hill with steps comming from the road. The neighbors are good people and they keep to themselves. Closest neighbor is at least 100 feet away. From the back yard you can see the green river. Please keep in mind this place has been used for storeage for the last year so I apoligise for the mess in the pictures. Spiritual, but Hillbilly --Country Man needs help with a place to stay, not working at this time. But has filed for unemployment today will be going back to work in the future, But My Doctor has me off with restrictions of lifting no-more then 10 pounds so far .Staying with EX-WIFE now but not going to work for much longer .Her new convict boyfreind will be getting out in July. And were not getting along very well, thought that we could ,but didnt think it would take this long. Will do work around property will cook and do handyman work. Or possibly work out , something out when i get my back-up pay (unemployment or can go back to work and pay it back atleast something weekly . Just need a place that i can stay until i get my eye sight back in my left eye..
