I am in need of a good licensed plumber to repair several plumbing issues at two houses in Franconia and Springfield. We have a 25 acre outdoorsman vacation retreat where you can ride your ATVs, horses, fish, swim, relax. Bring your horses, mountain bikes, motorcycles, canoe and hiking boots. We have some fenced pasture and we have begun cutting trails for horses, hiking, mountain bikes and motorcycles. You can bring your boat or jet skis because we are 45 minutes from either the James River or Smith Mountain lake. PLUMBING NEEDED SPRINGFIELD HOUSE: We have a three level colonial with 3 baths. Two on the upper level and 1 on the main. UL 2 baths are commercial toilets flushing into the wall. All three toilets have minor problems and there are leaks to the room below in all of them I think. 1. #1 bath: water valve is not filling the tank.2. #2 bath: is a new low flush vacuum assisted toilet that does not flush well at all. 3. These two toilets sit back to back and I need the sewer piping T where they connect in the back to be repaired or replaced because I know it is cracked – probably the source of our leak. 4. #3 bath on the main level is over 15 years old and probably needs a new toilet. While the toilet flushes fine it hums like crazy for several minutes after you flush. In the basement below all three of these toilets there is a water leak. It is excessive at times and goes away at other times. Can’t figured it out. PLUMBING NEEDED FRANCONIA HOUSE: There is an outside spigot that leaks and can not be turned off. We need this repaired. I would also like to add a main water turn off valve right at the entrance to the crawl space where the pipes first enter the house. This location has easy access for both you to work and for us to turn the water off in an emergency. Currently there is no main cut off except at the street and you have to climb under the back of the house and turn each individual spigot off. BARTER: I will be happy to pay for all materials & barter for labor or we can barter both labor and materials if they are minimal – whichever you prefer. We will offer you a certificate and you can use your certificate for any future vacation dates of your choice. Use them all at once or break them up into smaller getaways. We keep an account balance for those guys who do small jobs for us and they can let their account build until they have enough to take longer vacations. We are very flexible.
