This is a very small cabin 12 by 12, but it was built with care and efficiency/good location in mind. The PropertyIt is one mile from UAF, Lulus coffee and bagels, and The Red Fox bar and grill. Great for bicycle commuting or saving on gas money. The property is just under an acre in the campus acres subdivision, the back side of the property runs along the parks highway, so the property is zoned for residential and/or commercial. It would be a great location for a small business with high visibility. The cabin itself is set far enough back on the property that the traffic is not too loud. The neighborhood is half single family residences and half rentals. The road is compact dirt, no 4 wheel drive needed. You are allowed to build two homes on the property, my plan was to use this cabin as the guest house and build a larger home in an area that has already been cleared for this purpose. StructuresOther than the cabin, there is an 8 foot by 8 foot barn style shed on the property and a large outhouse. The driveway has a small plug in post for vehicles in winter.The CabinThe cabin is 12 feet by 12 feet with a small porch on the front. It is waterless. The interior has bamboo floors with a slate and glass tile mosaic in the entryway, and custom birch and cherry cabinets. The bed is also a custom built-in. The ceiling is tongue and groove pine that matches the door with recessed lights that are on a dimmer switch. The roof is tin and the siding is cedar shake. The foundation is a pressure treated cribbing foundation. The ProblemsThe large arched window above the kitchen range cracked this winter. That window will have to be replaced, but I intend to frame in a square window about half the size so there will no longer be a window over the range (this is why the window cracked). The toyo stove was used and has never worked properly, so that will need to be replaced. Currently, I am not in a financial position to do either one of these repairs, so I am willing to either negotiate price or do them if earnest money is put down. A cabin such as this one cannot get a standard mortgage, so you have to look into getting an \"in house loan\". I know Denali State Bank and Mt. McKinley State Bank are two Fairbanks banks that can do loans for \"non-conventional purchases\". You are welcome to drive by the property. Well, came to Alaska to work for the summer but still havent found a place to live. I have a small dog so its been tough. I start work tomorrow but will have to quit if I dont find a place. I cant store my dog in my car all day and living in it is impossible with him. Any advice or leads would be listened to. Im responsible, great credit. I came here to enjoy the summer, drove all the way up here from TX, but cant find a place to stay. Its looking sad. I cant live too far away from anchorage because I will be working many hours a day.
